BECAUSE WE BOUGHT A HOUSE!!!

Holy Smokes.
We bought a house!!

It has been a crazy week with house business.  We were set to see the co-workers house on June 19th, but they decided against selling right now.  We then set up home tours for June 19th and toured 4 homes.  Of those 4 we liked 2.

This Yellow Split Level was the first choice.  

It was priced incredibly low.  The Big Guy loved the price tag, so he suggested we offer.  I wasn't completely sold on the size of the kitchen and storage space, but I felt we could make it work.  On June 20th, our realtor called to say that there were 2 offers on the table, and our offer made #3.  We were told, "bring your best offer."

We thought about it.
We crunched numbers.
We said, "No thanks" and walked away.

Yep.  You read that right.
We walked away.
A bidding war was nothing we wanted to get into and while we are ideal home buyers (no home to sell, preapproved for a mortgage, nice down payment), we knew that was a sign to leave it alone and walk away.

Instead?
We went for option #2.

That afternoon we went to do a quick walk through of the property and went back to the office directly after seeing the house and wrote up a purchase agreement.  We offered $5000 under their asking price, and asked them to cover closing costs.

The offer went over at 3:00 p.m..  At 6:10 p.m. we got a call from our realtor.
They accepted it.
Every line item.
Every date.
Every penny.

HOLY CRAP!
Here it is...our new forever home!
